After coming to terms with the fact that I could only afford a parking space in Zone 1, I soon realised that Beckenham offered the best of both worlds. Easy access to Victoria, London Bridge, Dulwich, Croydon & Gatwick amongst others, along with the open spaces and decent house sizes of the suburbs.

Beckenham is far enough out of London to have a lovely, village (or small town!) community feel. There are great green spaces - Kelsey Park, Croydon Recreation Ground, Beckenham Place Park and more - which make this a family-friendly place to live.

The cycle routes from Cator Park along the river (Waterlink Way) to Greenwich (45 mins,) London Bridge (60mins), Canary Wharf, Greenwich and beyond. Beautiful quiet routes.

Beckenham is an attractive South-East London town near Bromley known for its thriving winding high street. The town is 8.4 miles (13.5 km) south-east of Charing Cross. With multiple train stations, Tramlink stops, and several TfL buses, Beckenham has great transport links. There are plenty of shops, restaurants, bars, and pubs, a theatre, sports clubs and leisure centres, and a number of parks - the largest of which is the recently restored Beckenham Place Park. All this and the many schools in the area have made Beckenham especially popular with young couples and families.
