I love Lower Addiscombe because there are wonderful "old style" local shops which give it a great community feel, even though you are only six or seven minutes from East Croydon station by tram. The shops include an independent butchers, fishmongers and greengrocers. There is also a branch of an artisan bakers as well as a better known national bakers and two very good coffee shops (the tram stop and adagio). You are very close to Ashburton Park and along Bingham Road you will find the recreation ground.
