Love is in the air, and so are Foxtons "For Sale" signs. This Valentine's Day, we're playing Cupid for London properties and the timing couldn't be better. Rightmove's latest study says nearly 7 out of 10 properties listed in February go on to complete.
Why are buyers so fond of February?
Rightmove's data shows February isn't just for romance – it's also the best time to list a property.
Analysing sales from 2012 to 2023, the study showed January and February to be the two months when a new property listing will find a buyer fastest - just 51 days. Meanwhile, nearly seven in 10 homes (66.3%) listed in February and March went on to complete as a successful sale. So it turns out, February is the sweet spot.

The 2025 market is looking rosy
We are seeing a definite rise in positive sentiment, and it's enough to make even the most cynical heart flutter.
Read the article: Mortgage rates are back below 4% - time to buy?
Just yesterday, we shared the exciting news of mortgage rates dipping below 4%. This is a significant milestone for buyers, and as an industry expert at Alexander Hall mortgage brokers put it, it's broken that "psychological barrier" that's been keeping some buyers on the fence. They're seeing this positive shift firsthand in their clients, and we're seeing it too.
Lenders are feeling the love as well. Sentiment is improving, which opens up opportunities for lenders to deliver a wider range of mortgage products, and potentially, to ease affordability checks for mortgage applications. It's particularly exciting to see more innovative products to help first-time buyers.
All this positive sentiment? The data backs it up. Rightmove's research puts buyer demand up 8% compared to the same period last year, and the number of sales agreed up 15%.
A match made in London
They say in love, you'll find "the one" when you stop looking. But in property? That's precisely when you need to cast the widest net possible.
London isn't just one market – it's a complex network of vibrant communities, each with its own charms. Your perfect buyer might be dreaming of your postcode right now... or they might not even know they want it yet. Two out of every five Foxtons buyers ends up moving to an area outside their initial search. So, if your agent is only selling your property to people looking in their local patch, they’ve missed an entire audience of motivated buyers.
That's why, at Foxtons, we ensure our Negotiators have every opportunity to play matchmaker between buyers and neighbourhoods. With over 50 connected offices across the capital, our agents can show properties anywhere – not just their assigned patch – and use the latest data from our entire network to reach your buyer, no matter where their search began.
Finding love in the number 1 month to list
In love and property,
timing is everything.
And right now?
It's perfect.
People always wonder: “when is it the right time to get my property valued?”
The natural preference is to see what’s out there first, before you jump into the market with your own property. But if you start by looking for your next home, and wind up finding 'the one,' your sale will not happen in time to buy it.
Don't let your property be the one that got away. Book a free valuation with Foxtons, and let's make Cupid proud.
