So close to Central Line stations yet one minute walk to Epping Forest. Good local (I.e. corner) shops, forever open, only minutes from the High Road with more shops, restaurants, pubs, etc. Nice Victorian/Edwardian houses (some split into flats), easy access to the Essex countryside and the motorway network. What more could you ask for?

Upper Leytonstone is a hidden gem. There are lots large houses on tree-lined streets full of friendly families. Hollow Ponds is across the road and great for walking the dog or rowing on the boating lake. The primary and secondary schools are very good, including Leytonstone School, which is situated in Upper Leytonstone. It's a very liberal place with a strong community made up of people from many different backgrounds. There is a yearly Arts Trail that is fantastic. Plus more and more new restaurants opening all the time including The Red Lion. I've lived here for 12 years and can't think of anywhere else in London that I'd want to bring up my family.

Upper Leytonstone is a quiet residential area of mostly Victorian properties situated between Whipps Cross Road, Leytonstone High Street, and one of the southernmost parts of Epping Forest.
